The challenge
Site constraints, as with all large mixed-use developments, will be a significant challenge to the project team.  Greater still is the challenge of building and servicing 500 residential units located on top of 350,000 sq. ft. of operational retail.  Restrictions led to inventive ways of dealing with fire and refuse strategies for the residential units and construction detailing to allow for the numerous structural grid changes through the different uses.

The approach
The team's approach was to continue to break with convention in order to deliver a design solution that achieved all aspects of the Client brief.  A phased construction approach was arrived at in order to deliver an income stream from retail units prior to construction of the residential units.

A design that provides innovative construction with first class architecture which will transform the area and provide a desirable location, in which to live and socialise.
